General Manager — Commercial Exterior Systems

Salem, OR | $120K–$140K Base + Performance Bonus

About the Company

Sunset Stucco & Exteriors is a commercial subcontractor based in Salem, OR, specializing in waterproofing, sheet metal, EIFS, stucco, and siding systems. We build high-performance building envelopes for commercial, multi-family, and mixed-use projects, and we're in a growth phase. The owner is stepping back from day-to-day operations to focus on the bigger picture, and we need a proven construction operator to take the reins.

This is not a project coordinator role. This is a full-authority General Manager position, you run the company.

The Role

You will own all operations, production, and business development. You'll lead the PM team, hold field crews and subs accountable, protect margins, grow the backlog, and report directly to ownership. The goal is to build a business that runs on systems and structure, not on any one person.

What you'll drive:

  • Revenue growth and contract closing with GCs and developers
  • Project execution: on time, on budget, within margin
  • PM and field crew accountability at every level
  • WIP accuracy, job costing, and margin protection
  • SOP development and operational infrastructure
  • KPI reporting to ownership (revenue, margins, backlog, project status)

What We're Looking For

You have 5+ years of construction operations and leadership experience, real authority, not coordination. You've managed multiple projects simultaneously, held PMs accountable, and personally developed the relationships that close contracts. You understand a WIP report as well as you understand a set of plans.

You're steady under pressure, direct without being destructive, and you know how to build accountability in a team that's used to going around the structure. You're energized by the challenge of taking a good company and making it scalable.

Requirements

Required:

  • 5+ years construction ops, project management, or GM-level leadership
  • Demonstrated contract-closing and GC/developer relationship track record
  • Strong job costing, WIP, and margin protection experience
  • Ability to read construction plans and specs
  • Bluebeam Revu, Procore (or similar), and Excel proficiency
  • Clean driving record (company vehicle provided)

Preferred:

  • Commercial subcontractor background, especially exterior systems (EIFS, stucco, siding, waterproofing, sheet metal)
  • Experience managing $3M–$10M+ in project volume
  • History of building SOPs or scaling operations
  • Degree in Construction Management, Engineering, or related field
